Evaluate your PERSONAL FINANCIAL situation: Everyone’s financial picture is different. Consider your current situation and whether selling your home makes sense for your budget. What interest rate are you paying? How much equity do you have? What do your monthly expenses look like now versus when you sell to purchase for more or less? Are you prepared for the costs associated with selling your home, such as service fees, taxes, closing costs, and moving expenses?
Determine your MOTIVATION for selling: Why do you want to sell your home? Will you have money left over? Is it because you're looking for a larger home for your growing family, or are you looking to downsize and simplify your life? Are you bored and looking for change? Do the rewards outweigh the risks? Are you moving to make money or are you moving to say you moved? Understanding your motivation for selling will help you make a more informed decision. We as Realtors, might save you from making a decision you stand to regret!
Consider the LOCAL REAL ESTATE MARKET: Spend time with a Realtor you trust to understand the local real estate market. You need to determine if the profit margins make sense, what the sale prices are doing and what type of market you are selling & buying in. You need to understand what your home may sell for, how long it may take but also what the home you are trying to purchase is selling for. Is there a ton of competition in your price range? Will you have to bid up? Is it worth the move?
Evaluate the CONDITION of your home: Consider the current condition of your home and whether it's in a condition that's appealing to potential buyers. If your home needs significant repairs or renovations, it may be worth completing those prior to selling your home to ensure your product is presented perfectly! Homes that require repairs, typically sell for less than the average market price. Work with your Realtor to determine where and when to invest in repairs. They don’t all make sense!
Think about your FUTURE PLANS: What does it look like? For you? For your Family? How will selling your home help you get to the place in your future that you desire to be? How will it affect your children, your commute and their sports? Are you planning to stay in the area or move to a new location 3-5 years from now? Understanding and remaining confident in your long-term plans will help you make a more informed decision about whether selling your home is TRULY the right choice.
